What are the early impacts of the Bay Technology Centre in Swansea?

Wavehill undertook a summative assessment of the Bay Technology Centre for Neath Port Talbot Council to evaluate the construction and early impacts of the innovation-focused development in Baglan Energy Park. An energy positive commercial facility, the Technology Centre was completed in 2022 and designed to meet demand for high quality innovation space.

Delivery included:

• 2,500 sq m of flexible office and laboratory space
• A facility aligned to research and development activity
• Space designed to accommodate innovative small and growing businesses

The evaluation explored how effective the construction process had been, and the extent it was supporting innovative businesses during early occupation. The evaluation combined insights from interviews with staff, stakeholders and the contractor, a review of project monitoring information and a survey of tenant businesses.
The evidence showed that the building was already helping to generate benefits for the tenant businesses who reported that the facility met their needs and supported relocation decisions. Businesses identified opportunities for growth, including expanding client bases and recruitment activity, following their location at the new building and there was clear demand for space from businesses aligned with the technology focused ethos of the centre.

The evaluation contributed evidence on how high specification, sustainability focused commercial space is viable and could encourage business demand and strengthen the positioning of a site.
